The Program

Building a Path to Affordable Homeownership

Owning a safe, stable home can provide a strong foundation for the future. Habitat for Humanity of Walton County partners with local families to help make affordable homeownership possible.

With the support of volunteers, donors, and community partners, we build affordable homes throughout Walton County and partner with qualified applicants who are ready to invest sweat equity and an affordable mortgage.

Do I Qualify?

Three Primary Qualifications

Habitat considers ability to pay, need for housing, and willingness to partner.

Ability to Pay

Applicants must demonstrate the ability to repay an affordable mortgage and meet income, debt-to-income, credit, and other financial requirements.

Need for Housing

Need may include overcrowding, substandard housing, living with family or friends, receiving housing assistance, or difficulty maintaining affordable housing.

Willingness to Partner

Each adult homeowner completes 250 sweat equity hours and participates in required homeowner education classes and workshops.

General Eligibility Requirements

When the program is accepting applications, applicants and co-applicants are screened for eligibility. Income limits are subject to change; refer to the current pre-application when applications reopen.

  • Income & debt: Household income must fall within the program range. Child support and Social Security may be included when expected to continue at least two years. SNAP is not income. Total monthly debt must be less than 40% of gross monthly household income.
  • Credit: Minimum credit score of 640, or 12 months of on-time payment history from at least three alternate sources such as utilities, cell phone, or vehicle insurance.
  • Residency: Lived or worked in Walton County for at least one year prior to applying.
  • Rental history: Satisfactory rental history with on-time rent verification.
  • Bankruptcy: No bankruptcy in the last 3 years, and not more than once in the last 20 years.
  • Citizenship: U.S. citizen or Permanent Resident Alien, with documentation when applicable.
  • Background: Applicants may not be a registered sex offender.
